My experience with this kind of air conditioner is poor. Window units are much more efficient because the heat exchanger is outside the structure being cooled. This type requires the exchanged heat to be piped outside, which causes a loss in efficiency. You need a much bigger BTU rating for this type vs. the window units to get the same job done. That means higher energy costs, which means no bargain.

I haven't read the regulations in a long time, but it seems to me that the sale of any new product containing Freon will be prohibited as of 1/2010. So they might be motivated to move these things out of the warehouses. Freon is R-12, of course, though many people use the term loosely.
A friend of mine bought a unit of this type two years ago and made observations about it similar to those described by EchoTony above.
